How we work

Seven stages, one point of contact throughout.

Prior to working with you we offer a no-obligations free consultation either over the phone, online or more preferably in person. This allows us to understand your requirements, aspirations and what your budget is. If you’d like to go ahead, projects typically follow the RIBA Plan of Work.

Briefing & site appraisal

  • Visit the site to carry out an appraisal and arrange necessary measured/topographical surveys
  • Establish your brief, project aspirations, budget, timescales, and sustainability targets

Concept design

  • Explore layout options and spatial possibilities through sketches, diagrams, and 3D visualisations
  • Agree on the preferred design direction, outline construction methods, and review the project brief

Spatial coordination & planning

  • Develop the preferred scheme into fully coordinated architectural proposals
  • Prepare and manage the planning application, coordinating with the Local Planning Authority and third-party consultants

Technical design & tender

  • Produce detailed technical drawings and written specifications for Building Regulations approval
  • Compile the comprehensive tender pack to help you price works and select the right building contractor

Manufacturing & construction

  • Carry out regular visual site inspections to review progress and ensure compliance with design drawings
  • Resolve on-site design queries and liaise directly with your chosen main contractor

Handover & defects

  • Inspect the completed build to identify any defects or snagging items before you take handover
  • Liaise with you and the contractor to ensure all outstanding items are satisfactorily resolved

In use

  • Post-occupancy support to evaluate how the building performs in everyday use
  • Advise on any post-completion queries to ensure your new space continues to work seamlessly
